Fall in Los Angeles means that Pumpkin Spice Lattes make their way into Starbucks, the temperature drops a few degrees and the real estate market surges with homebuyers looking to move into a new home before the holiday season. Fall is one of the best times to buy a house for many reasons! According to a survey conducted by ERA Real Estate, more than 40 percent of homebuyers said that they prefer to purchase a home at the end of summer, while others also said that they want to be settled into a new home before the holiday season hits.

It’s not uncommon to see real estate market activity influenced by the seasons. It’s common knowledge that the winter months are slower due to the holiday season (which means that competition is low and prices may be lower), summer and spring are extremely busy and fall is also a great season to buy a new home. Check out some of these reasons that show why fall is a great time to buy a home!

 

·       Low Competition

While the fall season tends to still see heavy business, some savvy shoppers may find motivated sellers looking to sell their property before the holidays. This means lower prices, no bidding-wars and a chance to get into your dream home with low competition. Typically November and December are the slowest months for real estate and it’s very possibly to negotiate a lower asking price, a quicker closing period and maybe even a few extras such as furniture and appliances.

·       Home for the Holidays

Many buyers aim to close on a home before the busy holiday season. Additionally, many buyers want to settle into their new home before the holidays so they can enjoy the mood and activities without worrying about packing, unpacking and organizing a new home.

With the holiday season just around the corner I’m sure many of you are gearing up to host fabulous parties and get togethers at your beautiful homes. There’s a lot of planning, stress and worry that goes into planning and hosting the perfect holiday party. Who are you going to invite? Who are you going to leave out? What should you serve? Should you hire a caterer or tackle the cooking alone? Should you rent party equipment like chairs, tables, linens or outdoor heat lamps? Will you need to hire help in order to serve and clean up afterwards? Is your head already spinning? Don’t worry, this is why I am here to help. The best part about owning a beautiful luxury home is that you will always be looking for reasons to invite friends over so they can enjoy your home with you. Here are a few tips to help you plan and host the ultimate holiday parties and dinners for this year’s holiday season.


• Plan Ahead

The more time you have to plan your day and get organized the more smoothly it will go. It’s important to give your guests notice so that they have the time to come to your party instead of going to another one. Also give yourself time to speak to caterers, serving and clean up help and anything else that you will need to schedule ahead of time.

 

• Food

The food is the most important part of a holiday dinner or party. If you are hosting a big Thanksgiving, Christmas or Hanukkah dinner make sure to prepare all of the traditional and favorite holiday dishes as these will be expected by your guests. It’s also a good idea to serve little finger foods and an appetizer to your guests at the beginning of the party while everyone arrives and gets comfortable. But don’t serve too many appetizers, because then your guests will get full off appetizers and miss out on your main event.

• Table Setting & Décor

During a big holiday dinner party the main event is the dinner table and how you set your table will set the tone for the entire event. If you are setting your table with plastic utensils and plates then your party will be a casual get together. If you are using pretty plates, shiny silverware, matching table cloth and napkins, center pieces and the works then you are telling your guests that this event is elegant and tasteful. Besides, it’s always fun to decorate.

 

• Have Fun!

While hosting can be stressful and exhausting it’s also important to enjoy yourself. Surround yourself with good friends and loving family and enjoy the incredible feast and party that you have put together. Don’t worry about clean up and leftovers until the next day.

The 411 on HOA Fees

A Homeowner’s Association is a governing body that manages a property, community or neighborhood. When you purchase a condo, townhome or other type of property that is located in a planned development such as a gated community or private neighborhood then you will me obligated to join the HOA, comply with the rules and regulations and pay monthly or annual HOA fees. These fees are generally used for the upkeep of the common areas and for anything that is upgraded, contributed to or fixed within the development. Before you commit to a property within a development governed by an HOA it’s important to understand where your fees will be going, how it works and whether or not you can commit to the HOA.

 

HOA fees widely vary. They can range anywhere from $200 to $1,000 a month or even $500 a year. The more upscale the property and community and the more amenities it has to offer to residents the higher the HOA fees are likely to be. HOA fees are established to help keep a community beautiful, to make it uniform and to keep everything secure and in working order. These fees allow all residents to take part in maintenance and it also allows them to take a more active role in the community.


Homeowner’s Associations are also well known for setting restrictions, limitations and other rules for residents of a community. Some rules are great, while others may seem completely irrelevant. These rules are called covenants, conditions and restrictions (CC&Rs). Some common CC&Rs include:

 

·       The color of your front door or house

·       Whether you can have a satellite dish

·       The size and type of pets permitted

·       Landscaping restrictions

·       The types of vehicles you can park on the street or in your driveway

·       How high your fence can be

 

There are various other rules that may come up depending on the HOA. You can get a list of these restrictions before you sign a lease or purchase agreement so that you can decide whether or not you can abide by them. If you don’t follow the CC&Rs the HOA may fine you and after repeated violations they may seek to further punishment.

When looking into properties and communities governed by an HOA you should also look into what the HOA fees cover and how often they increase. You can also compare these fees to other similar neighborhoods in the area to make sure that you are not being overcharged.

 

Homeowner’s Associations can be a blessing and a curse. You will either love the organization and the beauty of the community, or you will hate the limitations and butt heads with the organization. It’s important that you make this decision before you commit to a home.

There are so many reasons why hundreds of thousands of individuals flock to Los Angeles year after year. While this may be a biased opinion, Los Angeles is truly one of the best places to live, work and play and it’s no surprise that the local real estate is consistently gaining popularity. History of Beverly Hills Real Estate

Beverly Hills was a highly sought after and prominent location long before it was discovered by the movie industry. In 1900, Burton Green along with several other partners purchased the land for the Amalgamated Oil Company and commissioned a round of oil exploration. After the unproductive drilling the company was reorganized and became known as the Rodeo Land and Water Company in 1906. Green and his wife named the land Beverly Hills after Beverly Farms, Massachusetts.

Green hired esteemed landscape architect Wilbur D. Cook who created wide curving streets that hugged the surrounding luscious hills. The first streets in Beverly Hills were constructed in 1907 and became known as Rodeo, Canon, Crescent, Carmelita, Elevado and Lomitas. To further enhance the development and community, the Beverly Hills Hotel was established in 1912 and it quickly became the center of community life serving as a theater, meeting place and church.

When the city was first advertised many people were skeptical because they did not want to live so far away from the city. There was also a long history of unsuccessful real estate developments in the early 20th century in Southern California. Advertisements for the new city highly suggested reservations for home sites and land plots as many were already selected as sites to build beautiful homes. Properties all offered outstanding views and started at $900 and up. Beverly Hills attracted individuals looking for an elegant lifestyle and eventually appealed to the famed Hollywood industry.

 

There were many promises with the Beverly Hills development and after World War I lot sales in Beverly Hills real estate broke all previous records. Between 1920 and 1930 the population grew from 634 to 12,429 and through the years this number continues to steadily increase. In the post World War II years, Beverly Hills continued to develop as one of the most glamorous places in the world to live, eat, play and shop. The Golden Triangle, with Rodeo Drive at its center, was built and marketed to the rest of the world as the shopping destination of a lifetime.

By the 1950s very few vacant lots remained and developers leveled whole mountains to make way for new construction. Today this excessive development has stopped, but the beauty and popularity of the area continues to grow.
